What West Hollywood homes are built like
Under two square miles and one of the densest cities in California. The stock is mostly 1920s and 1930s Spanish courtyard apartments and bungalow courts, with single-family pockets in the Norma Triangle and West Hollywood West, and hillside parcels north of Sunset. Lots are small, often 5,000 square feet or less, and many were subdivided before setbacks meant much.
Small lots with minimal side yards mean the buildable envelope is usually the binding constraint before anything else. On a typical WeHo parcel there is more room upward or into an underused rear yard than there is sideways. We measure the envelope before drawing anything, because on a lot this size the difference between what you want and what fits is often two feet.

- Permits go through the City of West Hollywood, not LADBS. The two things that catch people out are rent stabilization and historic eligibility. WeHo has one of the strongest rent stabilization ordinances in the state, and work on a multi-unit property can trigger tenant protections, relocation obligations and limits on what you can do to an occupied unit. Separately, a great many of the 1920s and 1930s buildings here are eligible for the city's Cultural Heritage register, which brings review that adds time. Both get checked before design, not after.

What a WeHo project actually involves
Staging is a genuine line item here in a way it is not anywhere else we work. Street parking is scarce, many buildings have no driveway, and there is often nowhere on site to put a dumpster or a materials drop. That gets planned into the schedule and the price rather than discovered in week two.
If the property has more than one unit, the first question is not what you want to build. It is what the rent stabilization ordinance permits you to do while tenants are in place. We would rather tell you that in the first conversation than after drawings are paid for.
For single-family properties in the Norma Triangle or West Hollywood West, projects run much closer to normal. The constraints are lot coverage, height and the design review that larger additions attract.

Does West Hollywood use LADBS for permits?
No. West Hollywood is an independent city with its own building and safety division, its own zoning code and its own plan check. A contractor who assumes your address goes through LADBS is telling you they have not worked here.
I own a duplex. Can I add on while tenants are living there?
Sometimes, and the answer comes from the rent stabilization ordinance rather than from the building code. Work that reduces a tenant's use of their unit, removes services or requires vacating can trigger relocation obligations and notice requirements. This is the first thing we check on any multi-unit WeHo property, because it determines whether the project is viable at all.
Is my 1920s building historic?
Possibly. West Hollywood maintains a Cultural Heritage Preservation program and a great deal of the pre-war stock is at least eligible for it. Eligibility does not stop a project, but it changes the review path and the design constraints, and it adds time that belongs in the schedule from the start.
Where do you put a dumpster on a lot with no driveway?
Usually in the street under a permit, and that permit has its own lead time and cost. On some blocks it is genuinely difficult and the answer is smaller, more frequent hauls. Either way it gets priced up front rather than absorbed later.
