The stock is overwhelmingly post-war: 1950s tract homes, typically two or three bedrooms and one bath, single story, on flat rectangular lots with substantial rear yards. Most have detached or attached garages, many built to the same modest standard as the house.

These are honest, simple structures: conventional framing, straightforward gable roofs, few surprises. The systems are the aging part: original 100-amp panels, cast iron or galvanized plumbing nearing the end of its service life, and minimal insulation. We plan for those rather than treating them as discoveries.

More Reseda homeowners ask us about ADUs than anywhere else we work, and the reason is straightforward: a detached unit or a converted garage on one of these lots can generate real rental income, and the lots have the room. State law has expanded what's permitted considerably in recent years.

What we'd caution against is treating an ADU as a smaller, cheaper room addition. It's a separate dwelling with its own kitchen, bathroom, entrance and utility requirements, and the cost per square foot is higher than a plain addition even though the total is lower. If income is the goal, that's a real project worth doing properly. If you just need another bedroom, an addition is the cheaper answer and we'll say so.

Is an ADU or a room addition better for my property?

It depends entirely on your goal. An ADU can be rented and creates a separate dwelling; it costs more per square foot and involves more requirements. A room addition is cheaper per square foot and simply makes your house bigger. If you want rental income, ADU. If you want another bedroom, addition. We'll price both if you're genuinely undecided.

How much does it cost to convert a garage here?

Less than most people expect, because the shell already exists. The variables are whether a bathroom is included, whether the ceiling height meets habitable minimums, and whether it's a plain conversion or a full ADU. We give a written estimate after seeing the garage. The condition of the slab and the distance to the sewer line matter too much to quote blind.

Will I need to replace my electrical panel?

In most 1950s Reseda homes taking on an addition or ADU, yes. The original 100-amp service won't carry the additional load, and a 200-amp upgrade is typically required. We include it as a visible line rather than a change order.

Does adding an ADU change my property taxes?

The new construction is assessed and added to your base under Proposition 13, while your existing assessment stays put. The county assessor makes the determination after the permit finalizes. For rental income implications, talk to your CPA. That's genuinely their question rather than ours.
