Where we build

We work from Pasadena across Greater Los Angeles: into the Valley, over to the Westside, north to Santa Clarita and west to Thousand Oaks. Each of these communities has different housing, different rules, and a different building department.

Why it matters who has jurisdiction

Four building departments, four sets of rules

This matters more than most homeowners expect. Pasadena, Glendale, Burbank, Beverly Hills, Santa Clarita and Thousand Oaks each run their own building departments with their own standards, fees and timelines. Sherman Oaks, Studio City, Woodland Hills, Northridge, Reseda and the Hollywood Hills are in the City of Los Angeles and permit through LADBS. Thousand Oaks isn't even in Los Angeles County. It's Ventura County.

On top of that sit the local constraints: the Baseline Hillside Ordinance limiting floor area on LA hillside lots, historic district review in Pasadena, oak tree protection in Thousand Oaks, HOA architectural committees across Santa Clarita, equestrian zoning in parts of Burbank and Northridge, and fire hazard severity zones through the foothills. Establishing which of these govern your address is the first thing we do, before any design work, because they determine what can be built at all.
