What Santa Clarita homes are built like

Valencia is master-planned, largely built from the 1970s onward, with strong HOA governance across most tracts. Saugus and Canyon Country mix 1970s through 2000s development at varying densities. Newhall is the historic core, with genuinely older housing including early 20th-century homes near downtown. Stevenson Ranch and the newer western developments are more recent still.

Newer construction means better bones: modern electrical service, copper or PEX plumbing, code-compliant insulation, and slab foundations that are level and documented. Additions here spend less budget on remediation and more on the actual addition, which is a genuinely better ratio for the homeowner.

Santa Clarita is its own incorporated city with its own building and safety division — not LADBS, and not LA County for properties inside city limits. Note that some addresses with Santa Clarita mailing addresses are in unincorporated LA County and permit through the county instead; we establish which applies to your parcel first. HOA architectural review comes first

In most of Valencia and much of the newer development, your homeowners association has an architectural review committee whose approval you need before the city ever sees your plans. CC&Rs can govern roofing material, exterior color, window style, height, and whether an addition may be visible from the street at all.

We read the CC&Rs at the start and design within them, then handle the HOA submittal alongside the city one. Submitting to the city first and discovering an HOA restriction afterward is a common and entirely avoidable way to lose two months.

Is my address in the city or unincorporated county?
