Where we build

We work from Pasadena across Greater Los Angeles — into the Valley, over to the Westside, north to Santa Clarita and west to Thousand Oaks. Each of these communities has different housing, different rules, and a different building department.

Why it matters who has jurisdiction

Four building departments, four sets of rules

This matters more than most homeowners expect. Pasadena, Glendale, Burbank, Beverly Hills, Santa Clarita and Thousand Oaks each run their own building departments with their own standards, fees and timelines. Sherman Oaks, Studio City, Woodland Hills, Northridge, Reseda and the Hollywood Hills are in the City of Los Angeles and permit through LADBS. Thousand Oaks isn't even in Los Angeles County — it's Ventura County.

On top of that sit the local constraints: the Baseline Hillside Ordinance limiting floor area on LA hillside lots, historic district review in Pasadena, oak tree protection in Thousand Oaks, HOA architectural committees across Santa Clarita, equestrian zoning in parts of Burbank and Northridge, and fire hazard severity zones through the foothills. Establishing which of these govern your address is the first thing we do — before any design work, because they determine what can be built at all.

Choose your city

Each page covers that community's housing stock, which department issues the permit, and the constraints that actually bite there.

Pasadena

Our home base. Craftsman and Spanish Colonial stock, historic district review, and pre-1930 houses that hide surprises.

Room additions in Pasadena →

Glendale

Two cities in one: conventional work on the flats, engineered foundations and site access on the Verdugo hillsides.

Room additions in Glendale →

Burbank

Consistent post-war stock on flat, deep lots. Predictable additions, with panel upgrades near-universal.

Room additions in Burbank →

Beverly Hills

The most demanding review process we work in, with construction hour limits and high-specification finish work.

Room additions in Beverly Hills →

Hollywood Hills

Severe slopes, narrow access, Baseline Hillside Ordinance floor area limits and fire zone construction requirements.

Room additions in Hollywood Hills →

Sherman Oaks

Ranch houses with deep yards north of Ventura; hillside rules and different economics to the south.

Room additions in Sherman Oaks →

Studio City

Excellent flat blocks, desirable schools, and a lot of previous remodeling to assess before quoting.

Room additions in Studio City →

Woodland Hills

The largest lots in the city, ideal for detached studios and ADUs — and real west Valley heat to design around.

Room additions in Woodland Hills →

Northridge

Large flat parcels where we check the foundation and cripple walls before anything else, three decades on from 1994.

Room additions in Northridge →

Reseda

Modest houses on generous lots, where the arithmetic on adding versus moving is the most compelling anywhere we work.

Room additions in Reseda →

Santa Clarita

Newer stock with better bones, where HOA architectural review usually matters more than the city's rules.

Room additions in Santa Clarita →

Thousand Oaks

Ventura County, its own building department, and protected oak trees that can determine where you may build.

Ask anyway

These are the communities we work in regularly, but the boundary isn't a wall. If you're in La Cañada, Altadena, South Pasadena, Encino, Tarzana, Toluca Lake or nearby, call and ask — we'll tell you honestly whether we're the right fit or whether you'd be better served by someone closer.
